What you stop seeing once the walls close
The decisions that end up hidden are the ones you pay for over thirty years. These are in the project documents.

Reinforced concrete
The approved design called for a lightweight frame. On site it became reinforced concrete — more mass, more thermal inertia, less noise between floors.

A wall that holds the heat in
Render, external insulation, wood-based board, rock wool and double plasterboard. A U-value of 0.26 W/m²·°C.

Thermally broken openings
Aluminium frames with a thermal break and low-emissivity double glazing. External venetian blinds, which stop the sun before it gets in.

Insulated roof
A green pitched roof with continuous insulation. A U-value of 0.29 W/m²·°C.

Hot water by heat pump
A heat pump dedicated to hot water, 74% of it from renewable sources. No boiler and no fuel tank.

Natural ventilation
Self-regulating vents and openings that let the house cool overnight in summer, using no energy at all.
